Our clients approached Fineline Architects looking to remodel and extend the existing ground floor of their newly purchased house in Oxfordshire. The majority of the existing social spaces within the property overlooked the front drive when the property is located within an acre of grounds with beautiful views, which were not visible from the kitchen.

The extension was designed to infill the existing L-shaped plan to optimise views of the garden, in particular of a large willow tree. The kitchen and new living space were relocated to the garden side of the property, with the more functional Boot Room and Utility Room at the front of the property. 

Solar shading was a developed into a large zinc overhang to the extension to allow for large areas of glazing whilst reducing solar gain into the kitchen space. A sedum roof was also installed to the roof of the extension to assist with thermal mass and keep the space cool. 

The corner glazing is orientated towards the willow tree directing views to the garden as you move through the space. A picture window provides a contrasting view towards the future swimming pool location, creating a second view axis to the space, and a window seat in which to enjoy the view.
